Access Statement


We have two bedrooms which are available to our guests.  Our aim is to provide a high standard of accommodation and to welcome you into our home.  If you should have specific needs which we haven’t addressed in this statement please do not hesitate to contact us to find out whether we can meet them.

• We can be contacted either by phone or via email.
• Buses run past our house to both Southampton and Lymington, during the daytime the Southampton buses run every 20 minutes.  The Lymington buses run less frequently. The bus stop is a very short walk from our house.
• Main line train stations are approximately 20 minutes by car away at Southampton and Brockenhurst.
• We have a website where photos can be viewed, a map is also included.

Arrival & Car Parking Facilities
• We have a drive where guests can park their cars and can turn around so that they can exit onto the road in a forward gear.  The drive is made up of shingle. Lights in the drive come on when movement is detected.
• There is a small step up to the front door.
• We offer help with your luggage and should it be raining when you arrive, an umbrella.

Main Entrance, Reception & Ticketing Area
• Entrance is into the hallway from which we will escort you to your room.  All of our bedrooms are on the first floor.
• The hallway has laminate flooring with a rug, which has a non slip material under it, at the front door. This area is well lit and the light is left on for guests coming in late.

Public Areas – Hall, Stairs, Landing, Corridors etc
• The stairway is carpeted and has a handrail to the right hand side, the landing is also carpeted.
• The rooms are named and these signs have raised lettering.
• The stairs and landing are well lit with natural light during the day and artificial light when the natural light is not enough.

Public Areas – Sitting room, lounges, lobbies etc
• The guest sitting room is shown to guests on arrival.  It is has fitted carpet and a rug in front of the fire.  The easy chair has arms.  There are two settee , of different seating heights.  The room is of a size which enables guest to move around freely.
• The television can be operated by a remote control as can the background lighting.  The main light is on a dimmer switch.

• The dining room is where breakfast is served, we have a large oval table which can seat 8 people. Two of our dining chairs have arms the rest don’t.

• Everything you require at breakfast is either on the table or is brought to you.

Bedrooms & Sleeping Areas

• All of our bedrooms are on the first floor and all are lockable from both inside and out.

• Televisions are provided with remote controls

• A radio alarm clock is on the bedside table the time is displayed numerically and this display is lit.

• The main lights (which also have fans attached) can be switched on from the doorway, there are bedside lights which can be switched on easily from the bed.

• The room is carpeted with no rugs.

• A tub chair is provided in the room.

Bathroom, Shower-room & WC [Ensuite]

• We have ensuite facilities to both our double rooms. One is a shower room which has a large walk in shower with an area within its enclosure to dry, and a toilet and basin.  This room has cushion flooring and a bathmat provided.  The room has natural light and artificial light.  The room has a movement sensor to automatically light the room at night when someone enters it.  The bathroom is heated by a radiator/towel rail which works with the central heating but is also electrically operated during the summer months, a wall mounted fan

Additional Information
•We operate a non smoking policy throughout our house.
• We display our fire evacuation procedures in all bedrooms and the fire alarm system is mains operated with a detector in all guest bedrooms and on the landing. A battery operated alarm is in the downstairs hallway.
• We are happy to store medication for guests in our fridge in the kitchen.
• Viv and Mike live on the premises and can be easily summoned to give assistance by calling from the hall or knocking on our private sitting room or our bedroom door.

Future Plans
We have no future plans at the moment having just decorated and refurbished our rooms.
